Every Seattle host knows the 3 PM feeling. Checkout was at 11. The next guest lands at 4. Somewhere in between, a clean has to happen, and you find out whether it did by texting your cleaner and waiting.

We built our host app to end that text loop. It went live this summer, our crew has grown with it, and after more than 6,000 turnovers across Seattle we think it is the most reliable way to run Airbnb cleaning in this city. The short version: you connect your booking calendar once. Every checkout becomes a scheduled clean automatically. Your cleaner follows a checklist built for your property and uploads photos when they finish. You get an email with the photo count the moment it is done, and you pay either from one monthly invoice or automatically from a card on file, a full day after each clean.

What is the Top-Tier Turnover host app?

It is the owner-facing side of the system our crew already works from. Hosts sign in at toptierturnover.com and see four things: Home (a short onboarding checklist for each property), Properties, Turnovers, and Billing. There is nothing to install. It works from a phone browser.

You can add your own properties, but most hosts do not have to. When you request a quote and come on board, we set up the property with you, add its access details, and connect the calendar. From then on the app runs the schedule.

How turnovers get scheduled without anyone texting

Each property has a calendar sync. You paste the iCal link from your platform, and the app reads your bookings on a daily schedule. When a checkout appears, a turnover is created for that date with your property's checkout and check-in times attached.

We sync directly with the feeds hosts in Seattle actually use:

  • Hospitable (one feed per property covers every channel you list on)
  • Evolve
  • Airbnb, VRBO, and Booking.com iCal exports
  • Any other property management system that publishes an iCal link, which is nearly all of them

If a booking moves, the turnover moves with it. If a booking cancels, the job is cancelled. You do not send us a message either way.

Photo proof, before and after

Two kinds of photos make the difference between "trust me" and "see for yourself."

Reference photos are yours. On each property you upload pictures of how the place should look when it is ready for a guest: the bed made your way, the towel fold you like, the welcome basket where it belongs. Our cleaners see those photos on every job for that property.

Completion photos are ours. When a cleaner finishes, they upload photos from the job before they can close it out. The moment a turnover is marked complete, you get an email that says so and tells you how many photos were taken. Open the turnover in the app and the photos are there. On a same-day turn, that email usually arrives while your next guest is still driving in from the airport.

This is also how we hold ourselves accountable. If a clean ever falls short, the photos and the checklist are the record, not anyone's memory.

Checklists built for your property, not a generic list

Every turnover carries a checklist the cleaner ticks through on their phone, and the ticks are saved as they go. That means a cleaner cannot mark a job complete with half the list untouched, and it means a new crew member on your unit follows the same steps as the person who has cleaned it twenty times.

Same-day turns versus flexible days

The app looks at your calendar and tells our crew whether a clean is boxed in by a same-day check-in or whether the unit sits empty afterward. A same-day turn is scheduled inside your checkout-to-check-in window, with the "finish by" time front and center for the cleaner. A flexible day gives us room to slot the job around the tight ones.

Because jobs are created as soon as your calendar shows the checkout, we assign crew days or weeks ahead, and each cleaner can see every job on their schedule well in advance. Nobody is finding out about Saturday on Saturday morning.

Billing that does not need chasing

You choose how to pay, and both ways live in the app.

Monthly invoice. Every completed clean for the month appears as a line on one invoice. You get it by email and pay it with a card from the Billing page. If a clean was ever comped, it shows on the invoice at zero rather than disappearing, so the record stays honest.

Card on file with automatic payment. Add a card once on the Billing page. The card is entered on Stripe's own secure page, so we never see or store the number. After that, each completed clean is charged automatically, but only 24 hours after the job is marked complete. That day is your review window: look at the photos, and if anything is wrong, tell us before the charge goes through.

Either way, you never write a check for a turnover cleaning again.

If something is wrong, we hear it immediately

We deliberately did not build a five-star rating widget. Hosts who are happy do not want to rate every clean, and a row of stars tells us nothing useful. Instead, every turnover has a report a problem button. Use it, and the issue lands with the owner directly, tied to the exact job and the photos from it. That is the feedback that changes how a property gets cleaned next time.

Frequently asked questions

Does the app work with Hospitable, Guesty, or Evolve?

Yes. Any platform that publishes an iCal calendar link works, and Hospitable and Evolve are already live for Seattle hosts using the app today. One Hospitable feed per property covers every channel you list on.

Do I have to use the app to hire you?

No. Some hosts never sign in and simply receive the completion emails and the monthly invoice. The app is there when you want to see photos, check a schedule, add a property, or save a card.

What happens on a same-day check-in?

The turnover is scheduled inside your checkout-to-check-in window and marked as a same-day turn for the crew. You get the completion email, with the photo count, as soon as the cleaner closes the job.

How does automatic payment work, and can I review the clean first?

Add a card once on the Billing page. Each completed clean is charged automatically 24 hours after it is marked complete, which gives you a full day to look at the photos and flag anything before the charge. If you prefer a monthly invoice instead, that works too.

Which parts of Seattle do you serve?

Seattle and West Seattle today, including Alki, Capitol Hill, Ballard, Queen Anne, and the neighborhoods in between. We add areas as the crew grows, so ask if you are just outside that map.

Is my card information stored by Top-Tier Turnover?

No. The card is entered on Stripe's hosted page and stored by Stripe. Our app keeps only the card brand and last four digits so you can see which card is on file.
